Hyde Park

Hyde Park was platted in 1891 as Austin's first planned suburb — and much of that original character survives. Wide sidewalks, craftsman bungalows, and live oaks that have had 130 years to grow. The neighborhood is bounded by Duval Street, 38th Street, Speedway, and 45th, and it's one of the few places in Austin where the housing stock has genuine architectural variety.

The neighborhood anchors itself around Quack's Bakery on 43rd, the Hyde Park Bar & Grill, and a handful of independent businesses that have been here for decades. UT Austin's campus is a 15-minute walk, which drives rental demand — Hyde Park consistently attracts faculty, graduate students, and long-term homeowners who aren't moving.

Buyers in Hyde Park are typically buying history and location simultaneously. Values appreciate more slowly than South Austin but with less volatility. Renovation opportunities abound — the bones on 1940s–60s bungalows are typically excellent, and the neighborhood's historic overlay provides both protections and incentives.
